Known as UKIR Square with floor area of ​​61,388 square feet, UKIR Square began operations on 16 April 2013. It has been renovated and converted into the Second City Transformation Centre (UTC) of Sungai Petani @ UKIR Square in Kedah and 11th in Malaysia.

The Urban Transformation Centre (UTC) or the Urban Transformation Centre is a Government initiative and effort to provide a variety of Government main services to urban communities in one-stop centre or under one roof. Sungai Petani @ UKIR Square UTC was established on 1 February 2016 and officially opened by YAB Prime Minister of Malaysia on 5 February 2016.

Sungai Petani UTC @ UKIR Square has placed Sungai Petani Express Bus Terminal. The complex provides 6 express bus platform routes and 32 ticket counters for the convenience of the public. There are also 73 retail space lots, 5 food stalls, 2-storey supermarket spaces and 10 kiosks for traders.

Among the departments or agencies providing services at Sungai Petani @ UKIR Square are Air Darul Aman Company (SADA), Kuala Muda Land Office, Sungai Petani Municipal Council, National Registration Department, Immigration Department, Road Transport Department, PDRM, SPAD, AADK and 1 Malaysia Clinic services.
